In line with the Tenant Fees Act 2019, we will only ask tenants for payments that are permitted within the regulations as follows:
1. Rent
2. Tenancy Deposit – the equivalent of five weeks’ rent
3. Holding Deposit – the equivalent of one weeks’ rent
4. The loss of a key/security device – reasonable costs for new key/lock/fob etc. Receipt to be provided to tenant
5. Late payment of rent – rent must be outstanding for 14 days or more before fees can be charged. The fee charged will be 3% above the Bank of England’s base rate applied to the amount of rent outstanding at the end of the day the charge is made.
6. Changes to tenancy – a maximum fee of £50.00 will be applied where the tenant requests a change to the tenancy, including: (a) A change of tenant in a joint tenancy (b) Permission to keep a pet at the property is granted (c) Permission to run a business from the property
7. Early termination of a tenancy – if the tenant requests to surrender their tenancy early, a fee may be charged to cover loss of rent to the landlord until a suitable new tenancy is found and/or the reasonable costs of the agent (such as marketing costs)
8. Charges are allowable for utilities, council tax, communication services (broadband, cable/satellite tv), TV licence. These charges are only permissible where payment is to be made to the landlord/agent under the tenancy agreement. The provision of utilities must be charged at cost.
